This application is a request to rezone approximately 14 acres of land from M1 Light Industrial District to R2 Two Family Residence District on property located 1300 It. west of Beach Boulevard on the south side of Talbert Avenue. 2. Property to the north cross Talbert Avenue is zoned M1 a portion of s-hich is developed with light industrial use. Property to the west across the railroad right -of -Nay is zoned HI And developed with several industrial uses. Property to the p P Y south is zoned M1 and in vacant. Property to the southeast is owned by the ocean View Elementary School District and will be developed as a school site. Property to the east is zoned M1 and Is vacant. 3. This propert, is presently maBLcr planned for light industriat use. It is also within Study Area " B" which is undergoing study for possible raOslons to the Hatter Pfau of ',nnd Use. Preliminary studies indicate that tilts property is properly suited for industrial dcvr_1ojrntnt. 4.
