One staff raport has been prepared for these three zone changes because they are all held under the same ownership and are a part of the same land development project. . 2. The zone changes propos% to rezone the three parcels from RA Residential Agricultural to R2-PD Two Family Residence District Planned Residential Development, 3, Zone Case No. 71-43 is located on the southwest corner of Los Patos Avenue and Bo1sa Chico Street and consists of 5.33 acres of land. Zone Case No. 71-44 is located souLherly of the proposed Talbert Avenue alignment approximately 1300 ft. vesterll- of Edward Street and consists of 24 acres o.s land. Zone Case No. 71-45 is located on the southwest corner of the prolongation of Graham Street and Slater Avenue and consists of approximately 39 acres of land. 4. A proposal to prezone thes+, 3 parcels R2 was originally heard by the Planning Coamisuion in June 1971 along with a proposal to rezone other property held under the some ...mership C4 and R1. The Planning Comisston wnd City Council approved the request for C4 and Rl and modified the request to prezune the property R2 by zoning the property RA. This action vas taken to allow the property to be annexed at a classification other than 111 and to allow time for certain changes to be made to the Huntington Beach Ordinance, Code. 17bese code changes provided for a method to re- strict the use of property to a Planned development and also provided for a means to establish the density per acre. (These. code amendments are now effective). 5. The Planning Corm s s i on and City Council have recently reproved nmendmen ut to the Master plan for Area "C".
