Study Area "B" has bc;Ya divided into three phases. Phase I is that area north of Wagner Avenue, Phase II is the area between Warner Avenue and Ellis Avenue and Phase III is the area south of Ellis Avenue, Dater Plan Amendment No. 71-5 covers Phase I. Phases II and Ul Will be considered in early 1972. ZONE CASE NO. 71-47 proposes to rezone a 2.1 acre parcel of land located on the wesc side of Coldenwtat Street approximately 150 ft. north of McFadden Avenue from R5 Office Professional District to R3 Limited Multiple Family Residence District. i This parcel is,presently developed with apartments, therefore this chaa e will have the zoning conform to the land use. Area "A" proposes to rezone a 14.9 acre parcel of land located ou the southeast corner of McFadden Avenue and the Southern Pacific ltnil- road right-of-way from M1 Light Industrial District to RA Residential Agricultural District. Area "B" is a proposal to rezone the 12.7 acre parcel of land abutting the east side of Area "A" from R1 Single Family Residence District to RA Residential Agricultural District.
