Gentlemen:
Transmitted herewith is a report on Zone Case No. 71-47. This
zone case was initiated by the Planning Commission for a change
of zone from F.S Office-Professional District to R3 Limited Multiple
Family Residence District. The subject property is a 2. 1 acre
parcel of land located on the west side of Goldenwest Street,
approximately 150 ft. north of McFadden Avenue.

been initiated by the Planning Commission to implement proposed changes to
the ?taster Plan for Study Area "B". Study Area "B" has bc;Ya divided into
three phases. Phase I is that area north of Wagner Avenue, Phase II is the
area between Warner Avenue and Ellis Avenue and Phase III is the area south
of Ellis Avenue, Dater Plan Amendment No. 71-5 covers Phase I. Phases II
and Ul Will be considered in early 1972.
ZONE CASE NO. 71-47 proposes to rezone a 2.1 acre parcel of land located on
the wesc side of Coldenwtat Street approximately 150 ft.
north of McFadden Avenue from R5 Office Professional District to R3 Limited
Multiple Family Residence District.
i This parcel is,presently developed with apartments, therefore this chaa e
will have the zoning conform to the land use.
ZONE CASE NO, 71-48 has been divided into t.ro separate areas. Area "A"
proposes to rezone a 14.9 acre parcel of land located
ou the southeast corner of McFadden Avenue and the Southern Pacific ltnil-
road right-of-way from M1 Light Industrial District to RA Residential
Agricultural District. Area "B" is a proposal to rezone the 12.7 acre parcel
of land abutting the east side of Area "A" from R1 Single Family Residence
District to RA Residential Agricultural District.
This Area is to be master planned for coxmcrcial use; however, it was felt that
the proposed use should be reviewed Lefore the property is zoned commercial
because of its exposure to the Snn Diego Freeway and its reintInnship to the
Huntington Center,

It Was zhe concluded that to overcome this concern the Planning Commission would
-adopt a resolution setting forth the manner in which they felt this property
sh6uld t►e developed and any application for a use permit under the Chi zone that
did ant: comply with this resolution could be denied. The property owner concurred
with this approach.
