Zone Case Nos. 71-47 through 71.53 and Master Plrn Amendment No. 71-5 have
' been initiated by the Planning Comctisaior to implement proposed changes to
the Kocher Plan for Study Area "R". Study Area "8" has been divided into
` three phases. Phase 1 is that area north of Warner Av6.nue, Phase II is the
area between warner Avenue and Ellis Avenue and Phaa* III is tit" area south
of Ellis Avenue. Hastrr Plan Amendment No. 71--5 covers Phase I. Phases 11
and ' III. wl.11 be considered in early 1972,
ZONE CASE NO. 71-47 prapoaes to rezont a 2.1 acre parcel of land located on
the west side of Coldenweat Street approximately 150 ft.
north of KLFadden Avenue from R5 Office Professional District to R3 Limited
!iultiple Family Residence District.
'ihis parcel is presently developed with apartments, therefore this change
Well have the zoning conform to the land use.
ZONE CASE NO. 71.48 has been dividtd into two sep,aratx areas. Area "A"

It .was the concluded that to overcome this concerti the. Plantsing Commission Mould
adopt a resolution setting forth the manner in which they Celt this property
should be- developed and any application for a use permit under the C4 zone that
did. not comply with this resolution could be denied. The property owner concurred
with this approach.
ZONE CASE NO. 71-50 is a proposal to rezone 4.6 acren of land located at the
southeast corner of Edinger Avenue and Goldenwest Street from
MI Light Industrial District to C4 Highway Cournercial District with a 50 f t.
setback from the ultimate right-of-way line.
It was felt that existing uses and zone changes in this area changed the complexion
of this property such that a corrtnercial zone is more appropriate.
ZONE CASE NO. 71-51 in divided into three separate areas. Arca "A" consists of
0.6 acres of !end located approximately 250 ft. north of
Warner Avenue along the east side of Goldenwest Street from R5 Office Professional
District to KA Reside:ntiat Agricultural District.
Area "B" is a pt"opo3rtl ;•.o rezone 12.7 acres of land located approximately 100 ft.
