The Planning commission approved this document at its meeting of March 2 , 1976. 2. 0 GENERAI iNFOFAATION: The above referenced Zone changes are requests by the applicants to implement the General Plan Land Use Designations through the appropriate district zoning. The changes in the land use designations were recently approved by the Planning Commission. Specifically, the requests are as follows: 1. zone Change No. 76-01 : A change from C4 and R1 to R2-PD on that property generally located on the northwest corner of Pacific Coaat Highway a:rd Admiralty Drive, extending northerly to the main channel. The request involves approximately 20 acres. 2. Specific di.scusssions on each of the areas of concern reflected the desirability of a land use designation change. That area encompassed by zone Change No. 76-01 was recommended to be changed from "DestinatiGn Resort" to Low Density, Medium Density, and Commerical usage in order to provide more specific land t!se designations which will provide guidelines for development and thus assure compatibility with surrounding land uses. The areas and specific zoning requests for Zone Change No. 76-01 are thus in conformance with the General Plan. Area of concern 2. 3 in the General Plan Amendment (Zone Change No,. 76-04) indicated that the subject property is not suited for commercial development because of its orientation to the commercial frontage on Beach Boulevard and the additional fact that the vacant commercial acreage to the north is deemed sufficient for the service demand of the im-ediate area. When this analysis is combined the existing multi-family residential character of the area , a medium density residential designation and Appropriate zoning are the most logical land uses .
