The- 'applicant for Zone Case No. 76-05 has indicated that a subdivision for four-plex type developments would be pursued if . the Planned Development suffix were removed. (A planned residential development could not be developed on subdivided lots of four--plex size. ) Thus , this requested zone change process could have the impact of directing future development on the remainder of the site in this same direction. This would be contrary to the stated intentions of the type of residential development that the Planning Commission desired for that area. It would also be inconsistent with stated policies of the General Plan that indicate a desire to provide for residential developments that maximize open space by encouraging planned residential developments on larger parcels. Properties to the north: are zoned R5-0 and R5, and are vacant except for some oil production uses. The property 4o the south is zoned , R2-PD-10 and is presently developed with a "Planned Development. " Properties to .the west are zoned R3-0 and developed with multiple family units. The General Plan designation is medium density residentiia1 (8-15 units per gross acre) . 5. 0 ANALYSIS: The requester charge of zone is located within an area that has been referred to as "the Old Town Planning Unit" .
