The Planning Commission and the City .Counc+il approved that document and thus designated the site as medium density resi.de::::ial. The land use was recommended for Resi- dential primarily because of the overabundance of Office Professional and Commercial in the general area. Th1.s requested change of zone i5 therefore consistent with and actually implements the previously approved General Plan Designation. PP 9 A major physical feature of this property is the Huntington Mesa bluff which is located at the western end of the property and runs from north to southwest. In order to encourage and insure the preservation of this bluff the staff is recommending the subject property be developed as a planned development. During the Planning Commission public hearing on the matter . Mr. Ned Merritt representing the applicant, addressed the Commission nd spoke in favor of the zone change and stated that he had no objections to the planned ievelopmerit suffix being added to the original request. ENVIRONMENTAL STATUS: Zone Change No. 76-19 was assessed for environmental effects as a part of General Plan Amendment No . 76- 1.A.
