1977 . My reason for the request is the fact that the property
in this case is included on the proposed Old Town Specific Plan going

The:"applicant s proposal would result in the development of 20 single

east which is a planned residential development with a density of ap-

F ADDITIONAL INFORIATION:
4 The Planning Commission at its meeting of December 21, 1976 held a public
hearing on the proposed change of zone. There was no one present tr,
speak on the matter, either in favor or opposition.
ENVIRONMENTAL STATUS:
P,egative Declaration No. 75-120 was recommended for approval by the
Planning Commission with a Finding that the proposed project will not
have a significant adverse effect upon the physical environment. The
Commission recommends approval of Negative Declaration No. 76-120 by
. the City Coancil.

be abandoned and capped.
9 . 0 ANALYSIS:
The subject property is presently subdivided into ,20 lots each
containing 3307 square feet of lot area (122 . 5 ' x 271 ) . These
lot areas and dimensions are typical of all surrounding properties
to the north, south and west.
The proposed site is located in the northern portion of that area
generally referred to as "Old Town. " This area for the last
several months has been subjected to intense development efforts
which has resulted in very few vacant parcels remaining in the
general area. Most of there developnents have been multi--
family residential projects containing 3 or 4 units.
The applicant' s proposal would result in the development of 20
single family homes on the subject lots as presently subdivided .
This single family home concept would result in a diversity of
h-,using types in an area which presently does not have any signifi-
cant diversity of housing types. The proposal will also be eom-
patible with the residential development: to the east which is a
planned residential. development with a density of approximately

BY AMENDING SECTION 9061 THEREOF TO PROVIDE
FOR CHANGE OF ZONING 014 READ PROPERTY LOCATED
BETWEEN CALIFOPNIA AND DELAWARE STREET;; AND
TORONTO AND SPRINGFIELD AVENUES (ZONE CASE
No. 76-27)
WHEREAS, pursuant to the state Planning and Zoning Law,
the Huntington Beach Planning Commission and Huntington Beach
City Council have had separate public hearings relative to Zone
Case No. 7Sw27 wherein both bodies have carefully considered
all information presented at said hearings , and after due con-
siderhtion of the findings and recommendations of the Planning
"orwaission and all evidence presented to said City Council, the
Uity Council finds that: such zone change is proper, and con-
sistent with the General Plan,
NOW, THEREFORE, the City Council of the City. of Huntington
Beach does ordain as follows :
SECTION 1. The following described real property located
between California and Delaware Streets and 'Toronto and Springfield
Avenues is hereby changed from R2-0, "?Medium Density District"
combined with oil production, to R2-AR, "Medium Dens ity----Alternative
Residential District : "
Block 1904 , Lots 1-20, Vista Del Mar Tract,
as shown on Miscellaneous Maps in the office
of the County Recorder, County of Orange,
State of California.
SECTION 2. The Planning Director of the C-Ity of Huntington
Beach is hereby directed to change District Map 2 (Sectional
District Ma.p 2-6--11) to incorporate the zone change described in
Section l hereof, and as said district map. shall have been

amended, the same shall be in full force and effect and be a
part of the Huntington Beach Ordinance Code . A copy 'of said
district map, as amended hereby, is available for inspection
in the office of the City Clerk.
SECTION 3 . Section 9061, District Map 2 thereof, is hereby
amended by Zone Case No . 76-27 .
SECTION 4 . This ordinance shall take effect thirty days
after its adoption. The City Clerk shall certify to the pas-
sage of this ordinance and cause same to be published within
fifteen days after adoption in the Huntington Beach News , a
weekly newspaper of general circulation, printed and published
in Huntington Beach, California. ' I
PASSED AND ADOPTED by the City Council of the City of
