Tito FINDINGS: The proposed R3-19 zoning is consistent with the City' s General Plan 'and is compatible with surrounding existing and planned future land use. 2. This proposed R3-19 zoning will not increase the total number of units over that permitted under the present zoning and/or general. plan designation. DISCUSSION: This request is to average two zoning designations in order to allow a single project that will be developed over the zoning boundary with- out requiring that specific areas Within the project be at higher density than other areas of the project. The site is broken down in the following manner: The overall site is 6. 1 acre:. . The area that is presently zoned R3 consists of 2 . 36 acres . This area can be developed with 25 units per gross acre, which would allow a total of 59 units . The southern portion is presently zoned R2 and consists of 3 .75 acres. The allowed density in this zone is 15 units per gross acre, which would allow the development of 56 units . The total number of allowable units for %he subject site is 115 . Tf the total number of acreage is divided into the total allowable units, the yield for the overall project is 18. 85 units per acre . The applicant has vertuested R3• 19 which is in keeping with average density for the overall site.
