A change of zone from C2, Community Business District, to C2-SS, Community BusWess District combined with service station suffix , is consistent with the General. Plan designation of general co:mercia 1, Ono s/81 2. The proposed zone change is compatible with ourroundinq land uses. AYES: Higgins, Winchell, Livengood , Schumacher , Erskine NOES : None ABSENT: Porter, Mi r jahang i r ABSTAIN : None Discussion : The Board of Zoninq Adjustments approved Administrative Review No. 83-85 on January 4 , 1984 , which constituted the site plan approval for the proposed new service station. Since the service station suffix is required for any new station, the Board placed as a condition of approval that the applicant apply and obtain the "SS" f suffix for the site prior to issuance of, any b�ail.ding permits. The "SS" suffix defines specific development standards for service stations and is intended to encourage better land planning techniques by the use of aesthetically pleasing architecture , landscaping , site layout and design. The project, which includes the construction of a new pump island canopy and kiosk, new landscape planters and paving , meets all of the development regulations specified. In addition, the service station use is compatible with surrounding land uses and no land use problems are anticipated. Environmental Status : Pursuant to Section 15103, Class .l of the California Environmental Quality Act, it has been determined that this project is categorically exempt. i FUNDING SOURCE„ Not applicable .
