Single family residential. development versus commercial de-relopment on the subject site will generate: approximately 1,000 fewer auto- bile trips per day . The low density residential zoning will be consistent- with the City ' s General Plan designation of low density. ENVIRONMENTA7, STATUS : Zone Change No. 77--30 has already been assessed for environmental effects as a part of Gcneral Plan Amendment 77-21 Part 2 . This specific site was assessed by Negative Declaration 77-94 . On November 7 , 1977, the Cite Council approved Negative Declarat on 77-94 in conjunction with General Plan Amendment 77-21 Part 2 . Part 2 analyzed the redesignation of the subject site from commercial to low density residential . Pointed out in the analysis of the General Plan Amendment 77-2 is the fact that the removal of this 3 . 16 acre site from the supply of commercial land will have no significant Citycride effect due to the abundant amount of commercial land in the general area .
