These proposed dwellings would he more in keeping with the existing structures and will help . to insure a homogeneous character to the entire block between , Huntington and Delaware Streets . The proposed lower density zoning will still be. consistent with the Medium Density Residential designation on the General Plan , since this designation will allow up to 14 . 5 units per gross acre, The subject site is not contiguous to any of the properties presently zoned Oldto-an Specific Plan; however, Tract 285 has most of the character- istics of the areas within both the Oldtown and Townlot specific Plans . These characteristics include, but are-, not limited to, an existing subrl-iv.i - sion consisting of small lots (approximately 25 by 125 feet) , existing single-family dwellings within the general area , and numerous properLy owners within each block .
