Nevertheless , r `! a transition between the existing office professional/commercial uses on Warner Avenue and the low density residential uses to the, souf:h would be desirable. An option available to the Planning Com-- feasibility o amending the General. m iss�.on is to reinvestigate the fe �. �. f en n . Y 9 Plan to medium density residential for at least those properties north of Dunbar "Drive. This would avoid the possible incremental degradation of the R1 area . ' Rezoning the subject site to R2 would protect the low density resi-- de:itial area from the office professional and medium density resi- dentiol generated traffic on Leslie Dane. However, at such time as Dunbar Drive is improved , traffic from the existing medium density residential development is likely to utilize Dunbar Drive thereby subjecting the remainder of the low density residential area to the same traffic impacts Leslie Lane presently experiences . 7 . 0 RECOt- 4ENDATION : Since the feasibility of medium density residential has been previously considered and dismissed in GPA 77-1 anc; because the potential buffering effects of the proposal are both insignificant and possibly less satisfactory t.hait those that alre�-�ci�,• exist , the staff recommences denial of 'Lone Charge No. 78-5 . An option available to the Planning Commission would be to reinvestigate the feasibility of redesignating at lease the properties ,north of Dunbar.
