Change No. 81-05 was initiated by the applicant for the purpo3e. of constructing one single family dwelling on each 'of the two lots ' within the Zone Change area.. Although the subject property is zoned C3, General Commercial, historically the subject property has been used for residential purposes and not for commercial purposes. There are two single family dwellings presently existing on the site . which are approximately forty to fifty years old (records 'do not ex .st to indicate when the two single family dwellings were constructed) . Analysis of Zone Change No. 81--05 . indicates that a 5G x 117.5 ' parcel of land may be too s<«al.l for significant commercial development, and may be better suited as residentially--zoned p.operty. The subject property was zoned C3 in 1946 in hopes of creating a node of com- mercial development within the area . Although the subject property never did transcend into a cotnrmercial development, the southeast and southwest corners of Orange Avenue and llth Street did, and now consist cf a market., restaurant and a records and tapes store. Analysis inlicates that because of these ex-stityj services p.:esently serving the area, aril chic- tr, the relatively scull size of t}�e subje t p_ro,,x:rty, the site is better suice+cl for residential duveloliryrnt,. The General Plan designation for the auk)ject property is currently Medium I�ennity Residential, while the zoning is C3, General Business District. A chango. of zoning on the subject property from C3 to Townlot Specific Pian, Area One (Section "All) will correct: this inconsistency and result in the new zor..ing designation confor.trring to the current General Plan Designation.
