of the City Planning Commission, ecommending approval of a portion
and denial of a pattion` of Zone� Case 241.
This case requested a change of zone on property located west of
Springdale-. Street- and north, of' Heil Avenue, consisting of 5 .837
acres',- from R-1 Single Faml.ly Residence District to R-4 Multiple
Family Residence' District and from R-1 Single Family Residence
District•-to` R-5 Profes�sional� Business Districe on a parcel 150 ft .

The City Planning Comission- held' a public hearing on the matter on
April 3rd--and' A riL l7th, 1962', at which-time there were nine persons

HE: RESOLUTION NO . 242y A Resolution of the City Planning Commission.
Gentlemen:
This case was i.nitiated by a Resolution of Intention, No . 242 , of
the City Planning Commission= and proposes to change the zone on
property situated-- generally north of Quincy Avenue , south of
Yorktown Avenue east of Alabama Street and" West of Florida Street
from M-2-0 Industrial District oombined- with oil to R-2-0 Two
Family Residence -District combined with oil and R-3-0 Limited
Multiple Fami;1'y Residence District combined with oil. The precise
legal description is = ttached-
The City Planning - Commission held a public hearing- on the matter
on-. April 3 , 10. 62, at w:lich time there were four letters received
protesting the change and three personal spoke in opposition of the
change . The matter was then' continued-" to the meeting of April
179 1962 for further "study . At the April 17th meeting Lhe Plan-
ning L;omkii `ssion :ont nued" the public hearing on the matter at
which time there were- three persons who spoke in opposition to the
change.
A motion was made and=- seconded to approve the resolution recom-
:nending approval of Zone' Case 242 but failed to carry by a vote of
four to two .
The Code provides that- a public hearing need not be held on the
matter if your Honorable Body coneurs , with ' the City Planning
Commission' s act ion:

The Ciry Planning Commission held a public hearing on the matter on
April 3 , 1962, at which time one person spoke in favor of an M zone
but, was agreeable to the C zone-.
By unanimous vote of the City Planning Commission, Zone Case 244
was approvedr ands recommended#to your Honorable Body for adoption.

Gentlemen :
Transmitted herewith is a copy of Resolution No . 245 , a resolution
of the City Planning Commission, recommending approval of ?one
Case 245 .
This case proposes to change the zone on property located at the
southeast corner of Brookhurst Street and Garfield Avenue , con-
sisting of 10 . 85 acres , from A-1-Y General Agricultural District
as adopted by Interim Ordinance b72 to C--1 Neighborhood Commercial
District with setback provisions .
The City Planning Commission held a public hearing on the matter on
April 17 , 1962 , at which time there was no one present to speak
either for or against the proposal .
By unanimous vote of the City Planning Commission, Zone Case 245
was approved and recommended to your Honorable Body for adoption.
The Code provides that a public hearing shall be held on the matter
after which an ordinance may be adopted effecting the change .

The City Planning Commission held a public hearing on the matter on
April 17 , 1962 , at which time there was no one present to speak
either for or against the proposal. The Planning Commission also

By unanimous vote of the City Planning Commission , Zone Case 248
was approved and recommended to your Honorable Body for adoption .

Gentlemen:
Transmitted herewith is a copy of Resolution No . 249 , a resolution
of the City Planning Commission, recommending approval of an
amendment to the Master Plan of Land Use , "Huntington Beach
Company . "
This plan proposes , in a general way , the development of the
major portion of the Huntington Beach Company property to single
family , golf course , multiple family and commercial uses .
The Planning Commission held a public hearing on the matter on
April 17th, 1962 , at which time a representative of the company
gave a brief explanation of their proposal .
By unanimous vote of the Planning Commission, Resolution No . 249
was approved and recommended t pp o your Honorable Body for adoption. �
The State Planning Act provides that the City Council shell hold a
public hearing on the matter after which a resolution may be
adopted approving the amendment .

of the City Planning Commission , recommending approval of Zone
Case 2.50 .
This case was initiated by a resolution of intent of the City
Planning Commission, Resolution of intention No . 250 . It proposes
to change the zone on property fronting on both sides of Beach
Boulevard between Ellis Avenue and Garfield Avenue from R-4-X
Suburban Residential District as adopted by Interim Ordinance 668
to C-4 Highway Commercial. ; and on property situated on the east
side of Florida Street between Main Street and Garfield Avenue
from R-2 Two Family Residence District to R-3 Limited Family Resi-
dence District ,
The proposal was brought about by the numerous requests for zone
chances and variances in the area .
The City Planning Commission held a public hearing on the matter on
I:lay 15th, 1962 , at which time there was no one to speak either for
or against the proposal .
By unanimous -vote of the City Planning Commission , Zone Case 250
was approved and recommended to your Honorable Body for adoption .

! Transmitted herewith is a copy of Resolution No . 2_52 , a resolution
of the City Planning Commission, recommending denial of. Zone Case 252 .
This case proposes to change<. the zone on property situated at the
southwest corner of Heil Avenue" and- Goldenwest Street known as
Lot 85 , Tract 4381 , from A_j-X General Agricultural District as
adopted by Interim Ordinance- 668 to C-4 Highway Commercial District .
This is the same zone changelon the same property as Zone Case 225 ,
whcih was considered by Your' Honora.ble Body and denied because of
its premature nature on February , 1962 .
The City Planning Commission held' a public hearing on the matter on
May 15 , 1962 , at which time a representative of the applicant
appeared and explained' the reasons for the request and,' a letter
was received' protesti«g the change.
