Gentlemen: Transmitted herewith is a copy of Resolution No 290' , a resolution of the City Planning Commission, recommending approval of Zone Case 296 for an R-4 zoae rather than an R-5 and C-2. This case originally proposed to change the zone on approximately 15 acres , situated at the northwest corner of Warner Avenue and Graham Street, from R.-1 Single Family Residence District to C-2 Community Business District and R-5 Professional, Motel., and Trailer Park District . The matter was first heard by the Planning Commission on November 20, 1962. There being several persons present to oppose the change the Commissioners felt it best to continue the hearing to December 4, 1962, for further study. On December 4, 1962, the Planning Commission con- tinued the hearing on the matter at which time the developer and his representative explained their Sroposal. There were three persons prresent who opposed the C-2 and R- zoning, but favored a more restrictive j zone, such as a residential district , Also present were two persons -who spoke in favor of the proposal based on their feeling that they xr.-ould like to see the property developed. After considerable discussion, the developer indicated that he intended to develop the property into garden type apartments and would agree to a more restrictive zone that would allow for such development. i By unanimous vote of the City Planning Commission, Zone Case 296 was approved for an R-4 zone rather than an R-5 and C-2 zone and recommended to your Honorable Body for adoption. This case was submitted requesting an - R-4 Multiple Family Residence District on property situated at the southeast corner of Clay Avenue and Huntington Street- which-,is presently ;=zoned -'R=2 Two Family Residence District.
