Gentlemen: Transmitted herewith is a copy of Resolution No 306, a resolution of the City Planning Coutaiission, recommending denial of Zone Case 3C5 . This case proposes to change the zone on three lofts within Tract 4493 from R�-1 Single Family Residence- District to R-.5 Professional, Motel and Trailer Park District . The lots are located on the Adams Avenue seivice road about 600 feet east of Cannery Street . The City Planning Commission held a public hearing on the matter on February 5, 1963, at ivihich time four persons spoke against the proposal, primarily because of the many uses permitted' in the R-5 zone, and two persons spoke in favor of the medical center proposed for the subject property. It was agreed that the Commission would recommend denial of the R-5 request but would waive the filing fees- for the applicant if he applied for a variance on . tho.se lots. By majority vote of the City Planning Commission, Zone Case 306 was denied and recommended to your Honorable Body for denial, The Code provides that a public hearing shall be held on the matter after which an ordinance may be adopted effecting the change or it may be denied without holding a public hearing. Gentlemen: - Transmitted herewith is a copy of Resolution No 308 , a resolution of the City Planning 1�ommission, recommending approval of a portion of Zone Case 308 . This case petitioned a change of zone on 30 acres of land situated at the northeast ::orner of Golden:eest Street and Talbert Avenue from A-1-X General Agr+_cultural District as adopted by Interim Ordinance No 668 and M-1 Light Industrial District to 1:-5 Professional , Motel , and Trailer Park District . This zone case was continued from the February 5, 1963, meeting in order to give the staff time to complete studies on the Tentative Laud Use Plan for the area . The C4.ty Planning Commission held a continued Public hearing on the matter on April 2, 1963, at which time a representative of the applicant explained the proposal . One person spoke in favor of keeping the k-1 Industrial gone intact . By unanimous vote of the City Planning Commission, that portion of Zone Case 308 requesting a change From M-1 Light Industrial Di-strict to R-5 Professionals Motel, and Trailer Paris District was denied and that portion requesting, a change from A-1-X General Agricultural District to R-5 Professional , Motel, and Trailer Park District was approved and recommiended to your Honorable Body for adoption. The applicants request is to rezone property located on the north side of Taylor Avenue and east of Edwards Street from A-1-X General Agricultural District as adopted by Interim Ordinance No 668 to R-3 i.imited Multiple Family Residence District. The property encompasses 30 acres of land and is under two ownerships within the same family; one parcel of wh ich ' consists of 11 . 26 acres and contains a Lake with little usable land area . j The Planning Commission held a public hearing on the matter on March 5 , 1963 , at which time the case was continued to the April 2, 1963, meeting for futher study. At an adjourned meeting held on March 26, 1963, the Planning Commission held further discussion with the prospective purchaser of the property. On April 2, 19637 the public hearing was reopened at which time the prospective purchaser further explained his plans fr•r development . It was the concensus of the Planning Commission that an R-2 Lone on only that parcel of land not containing the lake, would serve the developer' s needs . This matter was discussed with the developer and he agreed to the change .
