Gentlemen: Transmitted herewith is a copy of Resolution No 409 , a resolution of the City Planning Commission, recommending approval of Zone Case 409 for an R-2 Zone . a This case proposes to change the zone on 40 acres of land situated at the northeast corner of Bushard Street and Banning Avenue fron M-1 Light Industrial District to C-4 Highway Commercial District and R-3 Limited Multiple Family Residence District It was the concensus of the Planning Commission that Che requested R-•3 zone does not conform to the adopted Master Plan of Land Use and could create a population density which would be extremely detrimental to the area. it was also the concensus that the requested ,C-4 Zone was not at a good location, particularly from tr.s standpoint of the adopted Master Plan and the fact that commercial zoning across the street has been denied on two previous occasions . The City Planning Commi^ziion held a public hearin on the matter on January 21, i964, at which time the applicant exp�ained his plans for developtTent of the property. By unanimous vote of the City Planning Commission, Zone Case 409 was approved for an R-2 Two Family Residence District on the entire parcel .
