The property is located on the nartheasterly sidc of Pacific Coast iiighwe.y approximately 400 ft. north of Anderson Avenue and consists of 2.43 acres of land. I 2, The developer prjroses to construct a hotel-motel complex with guest boat docking facilities on the rear 1/3 portion of the property. The front two thirds abutting Pacific Coast Highway is presently being used as Sams Seafood Restaurant, 3. This application was filed when i ; aes noted by the proposed developer, Continental Fabrications Incorporated, that a motel-hotel # omplex with guest boat docking facilities is not a permitted use in the C2 ?one And thst a C4 7one was required. 4. The property in question wns annexed to the City in 1963 at which time it was zoned C2. The adjacent and abutting property has since been zoned C4 Highway Commercial and R4 Multiple Family Residence. Payor: A few years ago you were a close neighbor of mine, here in Huntington Harbour, so I know that you are aware of the statue of zoning and projected development at that time . Frankly, many of us have begun to feel that we are in a make-believe community , fluctuating and changing at. the whi.ms of a very few. 'Zoning seemo to be nonexistent , because it is changed so very often and for such meager excuses . Again, in Zone Case 71 -20, we are► expected to swallow a major change in the planned develol-il:nt of our immediate vicinity. The ©ffect of this zone change in areas "All and "C" very definitely would be detrimental to our harbor, our achoolB , and to the values that Huntington Harbour citizens place on their homes and community . At the very least , parcels "All and "C" should be cor,s fdered separately from the rest , since they do add unneeded and unwanted population density and since they do not contribute to the bene- ficial results of this zone change that are claimed for the rest of Huntington Beach. While I oppose the change in Area "C" „ I am even more concerned about Area "A" . As I understand it , some 34 or 36 acres are :involved and the density could be Increased more than three times . With plans In existence to greatly increase the size of -Sunset Aquatio Park,, with tho area served by only one major street ( Edinger Avenue which dead ends in the Park) , this simply does not make sense. I think that it is generally agreed that increased density 4n residential areas results in a geometric progression of proolems and coats of all public services - particularly police, fire and schools. When contemplating purchasing a residence in Huntington Harbour, one of the most attractive features to me and to nay fazil.y was the "piaster plan" we were shown. This appeared to well thought out, with a good balance of sing1i family, multiple family and commercial areas.
