This application is a request to rezone a 50 ft. x 117 ft . parcel of land located on the northwest corner of Orange Avenue and llth Street from C3 General Business to R3 Limited Multiple Family Residence District. I► 2. A map showing the surrounding zoning is attached for your review. 4 3 . This corner and the other three corners , at this intersection, were zoned C3 in 1.947 when the first zoning ordinance for Huntington Beach was adopted . The two corners south of Orange Avenue have been developed for commercial. purposes . the parcel at the northeast- corner is developed residentially and the parcel in question i. vacant . 4. It has been the consensus of the staff as well as the feeling of the Commission over the past years tha.L this is not the proper location For conaercial zoning . This feeling has been expressed because Orange Avenue is a secondary highway and llth Street has local street status . Also , the parcels do not have } sufficient size to permit a commercial development with adequate off-street parking. 5 . This proposal. to rezone the property R3 conforms to the zone classifications on this block as well as the block to the east. . , The property to the south , as i.nd i.cated on the attached map, is zoned R4 which permits a higher intensity residential use. 6 . The staff feels that the requesL Is reasonable and .is in conformnrce with Lhe zoning pattern for the area .
