STA�FV REPORT' 'Ouary 3 , 1973 XONL CASU 110 , 71-45 iv n,m PLAN AME.NDMENT NO . 72-10 C E N T:ftA L I N F n StMAT I O a : The Planning Commission reviewed Zone Cane No. 72-45 at the December 5 , 1972 meeting pursuant to the policy i that all. Zone Casee; be reviewed prior to a public hearing , which do not conform with the :caster Plan . At that time , the Commission instructed the staff to set a master plan amendment to be heard concurrently with Long: Case No . 72-45 . It should be noted that at the time lone Case "a . 72-45 wan set for hearing , a 50 ft . setback was also set as it is a custom to set: a setback on tall comme cLAL rezoning abutting -in arterial highway . In the past , however , where this 50 At . setbucY; was overly .restric- tive on the property , the Plannin p' Commission has approved a setback of 30 ft . in this case , a 50 ft . setback cn subject property amounts to 43 . 5% of the total lot depth . I ENVIRONMENTAL REVIEW STATUO : � A request for exemption status was reviewed by the Environments.l R%view Committee on December 13 , 1972 aad an Exemption Declaration ways gran' ,_:d by the comnittea on December 25 , 1972 . a RECOKMEN DIM ON : in view of the above information the staff recommends appz-L-val of "one Case No. 72•-45 and Master Plan Amend-- ment two. '72-10 . J . i ' 1 RFSOI.UTION NO . 1105 A RFSOLUTION OF THE PLANNING COMMISSION OF THE CITY OF HUNTINCTON BEACH, CALIFORNIA RECOMMEND- ING APPROVAL OF MASTER PLAN AMENDMENT NO. 72- 10 . WHEREAS , the Planning Commission of the City of Huntington Beach , California , has held one public hearing in compli aace with the State Government Code in order to consider and review Master Plan Amendment No . 72- 10 , an amendment to the Master Plan of Land Use , in accordance with the provisions of the State Government Code ; and , WHEREAS , the Planning Commission of the City of Huntington Beach is adopting said plan. in order to : (a) Promot - the health , safety , welfare and con - venience of the general public . (b) Serve as a general guide for the development of public and private lands . (c) Provide an authentic source of information for residents and investors of the city . (d) To obviate the menace to public: safety and property values resulting from inadequate coordination and p' -.nning . NOW , THEREFORE, be it resolved that the Planning Commission of the City of Huntington Beach hereby adopts said amendment to the Master Plan of Land Use of the City of Huntington Beach . BE IT FURTHER RESOLVED that the amendment of the Meter Plan of Land Use is recommended for 4doption by the City Council of the City of Huntington Beach as the official Master Plan of said city. PRESENT LAND USE : OWN �. The subject property, locatad in Huntington Huntington Beach industrial Park , is ,'.presently vacant : .., land as is the industrially „ Toned land to the north . Thia parcel of land is part of Phase I1 development plan for Huntington Beach Industrial Park . Phase I of the plan is already improved with streets and in locat- ed to the west of the ,subject site . Marina Nigh School is located immediately auuth of the property (see attached land use and zoning map) .
