[X] Yes Statement of Issue, Recommended action, Analysis, Funding Source, Alternative action, Attachments: STATEMENT OF ISSUE: The City of Huntington Beach Redevelopment Agency is requesting approval of Parcel Map No. 90-327 to subdivide a 4.1 acre parcel into three parcels pursuant to Sections 9220 and 9530.02 of the Huntington Beach Ordinance Code. RECOMMENDED ACTION: Approve Parcel Map No. 90-327 pursuant to the mandatory findings set forth by the Zoning Administrator and instruct the Chairman and Clerk of the Redevelopment Agency as well as the Mayor and Clerk of the City of Huntington Beach to sign this map and have the City Clerk affix her signature to the map and release the map to the County for processing. ANALYSIS: Subdivider: H. B. ATTACHMENTS: Sectional District Map Findings for Approval LFS:REE:BPC:bpc O FINDINGS FOR APPROVAL: 1. The proposed subdivision of three (3) parcels for purposes of industrial use are in compliance with the size and shape . -of property necessary for that type of development__.because'the proposed parcels exceed the minimum lot frontage and minimum parcel size required by the M1 Zoning District. 2. The General Plan has set forth provisions for General Industrial land use as well as setting forth objectives for implementation of this type of use. Any future development on the three (3) lot industrial subdivision will be required to meet the development standards of theMl Zoning District as well as the goals and policies of the Mixed Use and Public, Quasi -Public Institutional Land Use Designations. 3. The subject property was previously studied for this intensity of land use at the time the land use designations for Mixed Use District and Public, Quasi -Public Institutional allowing for industrial uses and public facilities were placed on the subject property. The proposed project would help to encourage industrial development and broaden the City's economic base. 4. The size, depth, frontage, street width and other design and improvement features of the proposed subdivision are proposed to be constructed in compliance with standards plans and specifications on file with the City as well as in compliance with the State Map Act and supplemental City Subdivision Ordinance. The proposed three (3) lot industrial subdivision meets all minimum standards of the code. CONDITIONS OF APPROVAL: A. TO BE COMPLETED PRIOR,TO USE OR OCCUPANCY OF SAID PARCEL(S) FOR ANY PURPOSE: 1. Tentative Parcel Map 90-327 received by the Department of Community Development on December 30, 1991 shall be the approved layout. 2. A parcel map shall be filed with and approved by the Department of Public Works and recorded with the Orange County Recorder. 3. Water supply shall be through the City of Huntington Beach's water system at the time said parcels are developed if such .systems exist within 200 feet of said parcels. 4.
