STATEMENT OF ISSUE:
Peninsula 1 Partners is requesting approval of Parcel Map Number 92-105 for the purpose of
subdividing four (4) buildable lots into four (4) buildable lots and a 4,937 square foot greenbelt.
RECOMMENDATION:
Approve the final Parcel Map pursuant to the mandatory findings set forth by the Planning
Commission and instruct the City Clerk to affix her signature to the map and release the map to
the County for processing.

FINDINGS FOR APPROVAL - CONDITIONAL USE PERMIT NO. 92-16:
1. The subdivision of four (4) buildable lots into four (4)
buildable lots and a 4,937 square foot greenbelt does not
increase the density of Tract 13821.
2. The proposed subdivision is consistent with City`s General Plan
in terms of circulation and land use.
3. The proposed subdivision will not be detrimental to property
values in Tract 13821.
FINDINGS FOR APPROVAL - TENTATIVE PARCEL MAP NO. 92-105:
1. The subdivision of four (4) buildable lots into four (4)
buildable lots and a 4,937 square foot greenbelt conforms to the
subdivision standards in the Seacliff Specific Plan.
2. The proposed subdivision will not create non -conforming lots.
3. The proposed subdivision will not exceed the General Plan
Designation of seven (7) units per acre.
