The purpose of the map is to consolidate four (4) 27 foot wide lots into two (2) 54 foot wide, 3,375 square foot lots, for single family residential purposes, pursuant to Section 9921 of the Huntington Beach Ordinance Code. RECOMMENDATION: Approve the final Parcel Map pursuant to the mandatory findings set forth by the Zoning Administrator and instruct the City Clerk to affix her signature to the map and release the map to the County for processing. Newport Beach, CA 92663 Request : To consolidate four (4) 27 foot wide lots into two (2) 54 foot wide, 3 , 375 square foot lots , for single family residential purposes pursuant to Section 9921 of the Huntington Beach Ordinance Code . Location: 1813 and 1817 Huntington Street (Southwest corner of Springfield Ave . and Huntington Street) Dear Applicant : Your application was Conditionally Approved by the Zoning Administrator of the City of Huntington Beach on June 24 , 1992 . Included in this letter are the Conditions of Approval for this application. Under the provisions of the Huntington Beach Ordinance Code, the action taken by the Zoning Administrator is final unless an appeal is filed to the City Council by you . Said appeal must be in writing and must set forth in detail the action and grounds upon which you deem yourself aggrieved. Said appeal must be accompanied by a filing fee of Two Hundred Dollars ($200 . 00) and must be submitted to the Secretary of the City Council within ten ( 10) days of the date of the Zoning Administrator ' s decision. The last day for filing an appeal and paying the filing fee for the above-noted application is July 6 , 1992 . Provisions of the Huntington Beach Ordinance Code are such that the application becomes null and void twenty-four (24) months after the final approval , unless a covenant to hold the parcels as one has been recorded with the County Recorder or an extension of time has been granted by the Zoning Administrator . FINDINGS FOR APPROVAL : 1 . The proposed consolidation of four (4) lots into two (2) 54 foot wide, 3 , 375 square foot lots for purposes of constructing two (2) single family residences complies with the Oldtown Specific Plan District Standards and Medium Density Residential Land Use designation of the General Plan. 2 . The General Plan has set forth provisions for this type of land use as well as setting forth objectives for implementation of this type of use. 3 . The property was previously studied for this intensity of land use at the time the land use designation for Medium Density Residential development was placed on the subject property. 4 . The size, depth, and frontage of the proposed lot consolidation are in compliance with standards , plans and specifications on file with the City as well as in compliance with the State Map Act and supplemental City Subdivision Ordinance . CONDITIONS OF APPROVAL: A. TO BE COMPLETED PRIOR TO USE OR OCCUPANCY OF SAID PARCEL(S) FOR ANY PURPOSE: 1 . The Tentative Parcel Map received by the Department of Community Development on May 11, 1992 shall be the approved layout . 2 . A parcel map shall be filed with and approved by the Department of Public Works and recorded with the Orange County Recorder . A copy of the recorded parcel map shall be filed with the Department of Community Development . 3 . Street improvements shall be constructed to Public Works standards . 4 . All utilities shall be installed underground at the time said parcel (s) is/are developed. 5 . Development shall comply with all applicable City Ordinances . 6 . All vehicular access rights along Huntington Street and Springfield Avenue shall be dedicated to the City of Huntington Beach except at locations approved by the Zoning Administrator . 7 . Park and Recreation fees shall be paid prior to the release of map for recordation. It is recommended that you immediately pursue completion of these Conditions of Approval in order to expedite the processing of your total application. I hereby certify that Tentative Parcel Map No . 92-174 was approved by the Zoning Administrator of the City of Huntington Beach, California, on June 24 , 1992 upon the foregoing conditions .
