RECOMMENDED ACTION: Approve the Parcel Map pursuant to the mandatory findings set forth by the Zoning Administrator and instruct the City Clerk to affix her signature to the map and release the map to the County for processing. Location: 17752-17762 Metzler Lane Dear Applicant: Your application was Conditionally Approved by the Zoning Administrator of the City of Huntington Beach on July 29, 1992. Included in this letter are the Conditions of Approval for this application. Under the provisions of the Huntington Beach Ordinance Code. the action taken by the Zoning Administrator is final unless an appeal' is filed to the City Council by you. Said appeal must be in writing and must set forth in detail the action and grounds upon which you deem yourself aggrieved. Said appeal must be accompanied by a filing fee of Two Hundred Dollars ($200.00) and must be submitted to the Secretary of the City Council within ten (10) days of the date of the Zoning Administrator's decision. The last.. -day for filing an appeal and paying the filing fee for the a -hove -noted application is August 10, 1992. Provisions of the Huntington Beach Ordinance Code are such that the application becomes null and void twenty-four (24) months after the final approval, unless a covenant to hold the parcels as one has been recorded with the County Recorder or an extension of time has been granted by the Zoning Administrator. FINDINGS FOR APPROVAL: 1. The proposed subdivision of two (2) parcels for purposes of industrial use is in compliance with the size and shape of property necessary for that type of development. The proposed parcels comply with Article 951 (M1-A District Standards) of the Huntington Beach Ordinance Code. TENTATIVE PARCEL M-;, 0. 92--191 Page Two 2. The General Plan has set forth provisions for this type of land use as well as setting forth objectives for implementation of this type of- use. 3. The property was previously studied for this intensity of land use at the time the land use designation for General Industrial allowing industrial buildings was placed on the subject property. 4. The size, depth and frontage, of the proposed subdivision are in compliance with standards, plans and specifications on file with the City as well as in compliance with the State Map Act and supplemental City Subdivision Ordinance. CONDITIONS OF APPROVAL: 1. The Tentative Parcel Map received by the Department of Community Development on June 17, 1992-shall be the approved layout (with the amendments as noted thereon). 2. A parcel map shall be filed with and approved by the Department of Public Works and recorded with the Orange County Recorder. A copy of the recorded parcel map shall be filed with the Department of Community Development. The applicant/property owner shall provide an independent fire service connection to each parcel pursuant to Fire Department and Water Department standards. 4. Reciprocal access easements shall be provided between properties. A copy of the legal instrument shall be approved by the Department of Community Development and City Attorney as to form and content, and when approved shall be recorded in the Office of the.County Recorder. A copy shall be filed with the Department of Community Development. 5. The Final Map shall be based on a field survey. Survey wonuments shall be set prior "to recordation. It is recommended that you immediately pursue completion of these Conditions of Approval in order to expedite the processing of your total application. - I hereby certify that Tentative Parcel Map No. 92-191 was approved by the Zoning Administrator of the City of Huntington Beach, California, on July 29, 1992 upon the foregoing conditions.
