STATEMENT OF ISSUE:
Frank A. Merenda is requesting approval of Parcel Map No. 92-229 to legalize an existing 1.263
acre parcel for Industrial purposes pursuant to Section 9921 of the Huntington Beach Ordinance
Code.
RECOMMENDED ACTION:
Approve the final Parcel Map pursuant to the mandatory findings set forth by the Zoning
Administrator and instruct the City Clerk to affix her signature to the map and release the map
to the County for processing.

Request : To legalize an existing 1 . 17 acre parcel for
Industrial purposes pursuant to Section 9921 of
the Huntington Beach Ordinance Code.
Location: 17222 and 17242 Gothard Street
Dear Applicant :
Your application was Conditionally Approved by the Zoning
Administrator of the City of Huntington Beach on October 28, 1992.
Included in this letter are the Conditions of Approval for this
application.
Under the provisions of the Huntington Beach Ordinance Code, the
action taken by the Zoning Administrator is final unless an appeal
is filed to the City Council by you . Said appeal must be in writing
and must set forth in detail the action and grounds upon which you
deem yourself aggrieved . Said appeal must be accompanied by a
filing fee of Two Hundred Dollars ($200 . 00) and must be submitted to
the Secretary of the City Council within ten ( 10) days of the date
of the Zoning Administrator ' s decision.
The last day for filing an appeal and paying the filing fee for the
above-noted application is November 10, 1992 .
Provisions of the Huntington Beach Ordinance Code are such that the
application becomes null and void twenty-four (24) months after the
final approval, unless a Parcel Map has been recorded with the
County Recorder or an extension of time has been granted by the
Zoning Administrator.
FINDINGS FOR APPROVAL:
1. The request to legalize an existing parcel for purposes of
industrial use is in compliance with the size and shape of
property necessary for that type of development . The
identical request was approved in 1987 but was never
recorded.

2 . The General Plan has set forth provisions for this - type of
land use as well as setting forth objectives for
implementation of this type of use.
3 . The property was previously studied for this intensity of land
use at the time the land use designation for General
Industrial was placed on the subject property and with the
approval of Administrative Review 87-14 .
4 . The size, depth, frontage, street width and other design and
improvement features of the proposed subdivision are proposed
to be constructed in compliance with standards plans and
specifications on file with the City as well as in compliance
with the State Map Act and supplemental City Subdivision
Ordinance.
CONDITIONS OF APPROVAL:
1 . The Tentative Parcel Map received by the Department of
Community Development on October 9 , 1992 shall be the approved
layout Jwith the amendments as noted thereonT .
2 . A parcel map shall be filed with and approved by the
Department of Public Works and recorded with the Orange County
Recorder. A copy of the recorded parcel map shall be filed
with the Department of Community Development .
3 . All veh g icular access rights along, Gothard Street shall be
dedicated to� the City of Huntington Beach except at locations
approved by the Zoning Administrator .
4 . All applicable Public Works fees shall be paid.
It is recommended that you immediately pursue completion of these
Conditions of Approval in order to expedite the processing of your
total application.
I hereby certify that Tentative Parcel Map No. 92-229 was approved
by the Zoning Administrator of the City of Huntington Beach,
California, on October 28, 19-92 upon the foregoing conditions .
