STATEMENT OF ISSUE:
Douglas Realty Co. is requesting approval of Parcel Map No. 93-202 to subdivide one parcel into four
parcels for purposes of industrial use pursuant to the provisions of the Subdivision Map Act and
Section 9921 of the Huntington Beach Ordinance Code.
RECOMMENDED ACTION:
Approve Parcel Map No 93-202 with a fording that the Parcel Map is in substantial conformance with
the tentative map previously approved by the Zoning Administrator on December 1,1993 and instruct
the City Clerk to affix her signature to the map, and to release the map to the County for processing.
ANALYSIS:
Tentative Parcel Map No. 93-202 was approved by the Zoning Administrator on December 1, 1993.
Parcel Map No. 93-202 has been examined by the City Engineer and certified by him as being in
substantial conformance with the approved tentative map. Pursuant to Government Code Section
66474.1, the Council may approve the Parcel Map with a finding that the parcel map is in substantial
conformance with the previously approved tentative map, or may deny approval with a finding that the
parcel map is not in substantial conformance.

Request: To permit the-subdivision of one (1) 62 acre parcel of land into three (3)
parcels with one 42 acre parcel designated as a remainder parcel, pursuant to
Section 9930 of the Huntington Beach Ordinance Code.
Location: Approximately 1,480 linear feet north of Bolsa Avenue and just west of
Springdale Street.
Dear Applicant:
Your application was acted upon by the Zoning Administrator of the City of Huntington Beach
on December 1, 1993 and your request was Conditionally Approved. Included in this letter are
the Conditions of Approval for this application.
Under the provisions of the Huntington Beach Ordinance Code, the action taken by the Zoning
Administrator is final unless an appeal is filed to the Planning Commission by you or by an
interested party. Said appeal must-be in writing and must set forth in detail the action and
grounds by:which the applicant or interested party deems himself aggrieved. Said appeal must
be accompanied by a filing fee of Two Hundred Dollars ($200.00) if the appeal is filed by a _
single family dwelling property owner appealing the decision on his own property and Six
Hundred Fifty Dollars ($650.00) if the appeal is filed by any other party. The appeal shall be
submitted to the Secretary of the Planning Commission within ten(10) calendar days of the date
of the Zoning.Administrator's action.
The last day for filing an appeal and paying the filing fee for the above noted application is
December 13, 1993.

Provisions of the Huntington Beach Ordinance Code are such that any application becomes null
and void one (1) year after the final approval, unless a covenant to hold the parcels as one has
been recorded with the County Recorder or an extension of time has been granted by the Zoning
Administrator.
FINDINGS FOR APPROVAL - TENTATIVE PARCEL MAP 93-202:
1. The proposed subdivision of one (1) 62 acre parcel of land into three (3)parcels with one
42 acre parcel designated as a remainder, for purposes of Restricted Manufacturing use is in
compliance with the size and shape of property necessary for that type of development.
2. The General Plan has set-forth provisions for this type of land use as well as setting forth
objectives or implementation of this type of use.
3. The property was previously studied for this intensity of land use at the time the land use
designation for General Industrial allowing industrial uses was placed on the subject
property.
4. The size, depth, frontage, street width and other design and improvement features of the
proposed subdivision are proposed to be constructed in compliance with standards plans
and specifications on,file with the City as well as in compliance with the State Map Act and
supplemental City Subdivision Ordinance.
CONDITIONS OF APPROVAL: TENTATIVE PARCEL MAP NO, 93-202
A. TO BE COMPLETED PRIOR TO USE OR OCCUPANCY OF SAID PARCELS(S)
FOR ANY PURPOSE
1. Tentative Parcel Map No. 93-202 received by the Department of Community
Development on November 24, 1993 shall be the approved layout(with the
amendments-as noted thereon).
2. A parcel-map shall be filed with and approved by the Department of Public Works
and recorded with the Orange County Recorder. A copy of the recorded parcel
map shall be-filed with the Department of Community Development.
3. A ten foot wide waterline easement shall be dedicated to the City of Huntington
Beach.
4. All vehicular access rights to Springdale Street shall be released and relinquished
to the City of Huntington Beach except at locations approved by the Zoning
Administrator.

5. Prior to recordation of this parcel map, the surveyor/engineer preparing the map
shall tie the boundary of the map into the Horizontal Control System established
by the County Surveyor in a manner described in Sections 7-9-330 and 7-9-337 of
the Orange County Subdivision Code and Orange County Subdivision Manual,
Sub article 18.
6. Prior to recordation of this parcel map,the surveyor/engineer preparing the map
shall submit to the County Surveyor a digital-graphics file of said map in a
manner described in Sections 7-9-330 and 7-9-337 of the Orange County
Subdivision Manual, Sub article 18.
7. Developer shall record a covenant of easement, concurrently withh-recordation of
the parcel map which will provide access to Parcels 1, 2, and 3 over Skylab Road
and over Able Lane, or a future aligned street. Easement to be provided shall be a
minimum of sixty (60) feet.in width.
It is recommended that you immediately pursue completion of these Conditions of Approval in
order to expedite the processing of your total application.
I hereby certify that Tentative Parcel Map No. 93-202 was Conditionally Approved by. the
Zoning Administrator of the City of Huntington Beach, California, on December 1, 1993, upon
the foregoing conditions and citations.
