Reasons for denial were incompatibility with residential properties immediately to the south and west, poor site design and poor circulation. The applicant .requested continuance to the June St 1984 Planninq Commission meeting to permit time to redesign the project. The applicant subsequently submitted a revised site plan in wtich the building was repo,3itioned and circulation and parking redesigned. Despite redesign of the project, staff continued to recommend deri31 on the basis that the proposed use would not be compatible with existing residential uses on the adjacent properties. The Planning Commission concurred with staff' s recommendation and denied conditional Use Permit No . 84-9 . After the Planning Commission' s denial of the project, the applicant again redesigned the project. ' he building and packing spaces were again slightly repositioned and landscaping was added along the south side of the site. Staff continues to maintaint, howevar, that site design is secondary to the nature of the. use itself The project site constitutes the only commercial use on 'the, 'Gouthwest corner of hdams Avenue and Magnolia .Street, and consequently , directly abuts single family residential *ol). two si4:os.
