FOR A VALUABLE CONSIDERATION, receipt of which is hereby acknowledged
RICHARD SINCLAIR, H. JACK HANNA, J. A. MC NEIL COMPANY, INC. , a
corporation., and HUNTINGTON DRIFTWOOD, INC. , a corporation, do hereby
REMISE, RELEASE AND FOREVER QUITCLAIM TO CITY OF HUNTINGTON BEACH, a
municipal corporation of the State of California, the real property
situated in the County of Orange, State of California, described as:
Commencing at the southeast corner of the north one-half (ND of the
northeast one-quarter of Section 14, Township 6 South, Range 11 West,
San Bernardino Base and Meridian; thence westerly, along the north line
of the south one-half (Si-) of above mentioned northeast one-quarter (NE4),
111.91 feet to a point, said point being the True Point of Beginning;
thence south 3°-29?-43" west for a distance of 593.12 feet to a point;
thence south 25°-32f-14" west for a distance of 386.94 feet to a point;
thence south 11°-44t-36" east for a distance of 771.48 feet to a point;
thence south 78°-15'-24" west for a distance of 82.75 feet to a point,
said point being in the northeasterly right of way line of Pacific Coast
Highway as described in Book 455, page 400 of official records, records
of Orange County, California; thence along said northeasterly right of
way line north 520-05L09" west for a distance of 2409.77 feet to a point
in the southeasterly right of way line of Huntington Avenue, 60 feet in
width as now laid out; thence along said southeasterly right of way line
north 370-541-51" east for a distance of 299.35 feet to an angle point;
thence north 0°-17'36" east along the east right of way line of Huntington
Avenue, 60 feet in width as now laid out, for a distance of 20.44 feet to
a point, said point being in the north line of the south one-half (Si-)
of the northeast one-quarter (NE-' ) of Section 14, Township 6 South,
Range 11 West, San Bernardino Base and Meridian; thence easterly along
said north line for a distance of 1844 feet, more or less, to the True
1.
Point of Beginning.
Excepting therefrom those portions of the south one-half (S1) of the
northeast one-quarter (NE4) of Section 14, Township 6 South, Range 11
West, San Bernardino Base and Meridian, described as follows:
PARCEL 1:
Beginning at the southwest corner of the east one-half (E2) of
the northwest one-quarter (NW ) of the northeast one-quarter (NE4) of
fractional Section 14, Township 6 South, Range 11 West, San Bernardino
Base and Meridian, Orange County, California; said point also lying on
the center line of Huntington Avenue 60 feet in width as now laid out;
thence north 89°-437 east, along the south line of the north one-half (Ni)
of the northeast one-quarter (NE4) of said Section 14, 690.00 feet to a
point, said point being the True Point of Beginning of this description;
thence continuing, along said south line of the north one-half (N2) of
the northeast one-quarter (NE4) of said Section 14, north 89°-43t east
200.00 feet to a point; thence south 0°-17t east 150.00 feet to a point;
thence south 89°-43t west 200.00 feet to a point; thence north 0°-17,
west 150.00 feet to the True Point of Beginning.
PARCEL 2:
An easement for ingress and egress and pipelines described as
being that portion of the north 30 feet of the south one-half (S2) of
the northeast one-quarter (NE4) of Section 14, Township 6 South, Range
11 West, San Bernardino Base and Meridian, Orange County, California
which lies between the easterly right-of-way line of Huntington Avenue
60 feet in width as now laid out and the westerly line of previously
described Parcel 1.
SUBJECT TO:
An easement for the construction and maintenance of a drainage
pipeline over a strip of land 20.00 feet in width, the center line of
which is described as follows:
Beginning at a point in the east line of the northeast one-quarter
(NE4) of Section 14, Township 6 South, Range 11 West, S. B. B. Ei M. , said
point being located 1986.00 feet south of the northeast corner of said
Section 14; running thence west 945.00 feet along a line parallel to
the north line of said Section 14; thence north 666 feet more or less
along a line parallel to said East line of Section 14 to a point in the
north line of the southeast one-quarter (SE4) of the northeast one-quarter
(NE4) of said Section 14, the sidelines of said strip being prolonged
and/or shortened to make a full 20.00 foot wide easement.

dated the 28th day of March, 1960, by and between the undersigned
and the City of Huntington Beach, and amended January 2, 1962, is
in any way in default, that the City of Huntington Beach is not
required to comply with Paragraph XIV, Sub-paragraph 1 of said
lease. The consideration for this waiver is the acceptance on the part
of the City of Huntington Beach of the amendment to the "Driftwood Inn"
Lessees and assignee hereby waive the time required for lease dated
the City to give notice of any default which may occur from the January ;,,,y6date of this letter forward for a period of one year from the date
of said lease as amended. / r•
Lessees and assignee hereby agree to file with the City
Clerk a Quitclaim Deed covering the property covered by said lease
and the amendment, which the City is authorized to file with the
County Recorder of the County of Orange if any default has occurred
as far as performance is concerned by the lessees or assignee
during the first year of this lease as amended.

A RESOLUTION OF THE CITY COUNCIL OF
THE CITY OF HUNTINGTON BEACH ACCEPT-
ING AN AMENDMENT, ASSIGNMENT, AND
WAIVER TO THE "DRIFTWOOD INN" LEASE.
The City Council of the City of Huntington Beach resolv-
es as follows:
That the Amendment, Assignment, and Waiver pertaining
to that certain Lease dated the 28th day of March, 1960, be-
tween the CITY OF HUNTINGTON BEACH, a municipal corporation
of the State of California, and RICHARD SINCLAIR, H. JACK
HANNA and J, A. 1v1cNEIL COLI2ANY, INC. , be accepted and approv-
ed; the Mayor and City Clerk are authorized to execute the
Amendment to and the Assignment of the Lease and the Waiver
and Quitclaim be filed with the City Clerk.
PASSED AND ADOPTED by the City Council of the City of
Huntington Beach, California, this 2nd day of January,
1962.
